Guide

Clay does not damage a house by being wet or dry. It does damage when one side of the house is wetter or drier than the other. That is the part drainage can influence.

## Key takeaways

- Expansive clay swells as it takes on water and shrinks as it dries; movement follows uneven moisture, not moisture itself.
- Las Colinas Ferris and Heiden clay and east Dallas Houston Black clay both rate near 17 percent on linear extensibility, high on the scale.
- Drainage controls where storm water lands. It cannot lift, level or stabilize a foundation that has already moved.
- Sticking doors, sloping floors and growing cracks are a reason to call a foundation engineer before any drainage work.

On expansive clay, foundations move when the soil under one part of the house gets much wetter or drier than the rest. Drainage helps by keeping storm water from collecting at one side: roof water piped away, ground sloped away. [Rein Irving Drainage Company](https://reinirvingdrainagecompany.com/) handles that drainage side; it cannot repair a foundation that has already moved.

## How clay soil moves

Clay particles are flat and tiny, and many clays found around Irving and Dallas take water into their structure. As they wet, they swell. As they dry, they shrink and crack. Over a slab, that means the ground under the house rises and falls with the seasons.

A house can tolerate a lot of that movement if it is roughly even. If the soil under every edge of the slab swells a little in May and shrinks a little in August, the slab rides up and down with it. The damage comes from differences: one corner swelling while another shrinks, so the slab bends.

## What the local soil surveys show

The USDA soil survey maps several high shrink-swell clays in the area. These figures come from sample points, not every lot, but they show why the topic matters here.

| Area (sample point) | Mapped soil | Why it matters |
| --- | --- | --- |
| Las Colinas, north Irving | Ferris and Heiden clay, about 52% clay, plasticity index 45 to 59, linear extensibility near 17% | High shrink-swell; absorbs water very slowly, so storm water runs to low spots |
| East and north Dallas | Houston Black clay, about 55% clay, linear extensibility near 17% | Same high class; opens wide cracks in dry spells |
| Coppell | Burleson clay, about 50% clay, plasticity index 41 | Slow-draining clay at the surface |
| Central Irving near Irving Blvd | About 15 in of loamy fine sand over sandy clay loam | Rain sinks in and perches on the clay below, keeping a slab edge wet |
| Plymouth Park | About 8 in of sandy loam over 45% clay | Perched water close to the surface |

On the dense clays, water runs off rather than soaking in, so wherever it gathers it stays. On sand over clay, water disappears from the surface but sits on the clay a few inches down, which can keep one side of a slab wet long after rain. The [French drains in clay soil](https://reinirvingdrainagecompany.com/guide/do-french-drains-work-in-clay-soil/) guide covers how that changes a drain’s design.

## What makes moisture uneven

Most uneven moisture around a house has ordinary causes:

- **Downspouts.** Each inch of rain on 1,000 square feet of roof is about 620 gallons, delivered to a few corners. A downspout dumping at the slab soaks one spot and leaves the rest. See [how much water comes off a roof](https://reinirvingdrainagecompany.com/guide/how-much-water-comes-off-a-roof/).
- **Grade.** Soil, mulch and beds that slope toward the wall send surface water to the foundation. The common standard is about 6 inches of fall in the first 10 feet; the [slope guide](https://reinirvingdrainagecompany.com/guide/how-much-slope-for-yard-drainage/) shows how to check it.
- **Beds and edging.** Raised beds and solid edging hold water against one wall.
- **Trees.** Large trees draw water out of the soil around their roots, drying the side of the house nearest them.
- **Sprinklers and leaks.** A leaking line or a zone that overwaters one side keeps that soil swollen.

## Drought and storms both count

North Texas swings between the two. The DFW area averages about 37 inches of rain a year, but it arrives unevenly, with May and October the wettest months, and long hot dry spells between. NOAA’s Atlas 14 puts Irving’s 2-year storm at 1.77 inches in an hour, so a lot of water can land on one corner fast.

That is why the goal is even moisture, not dry soil. In a storm, water should leave the foundation quickly and evenly. In a drought, a slab on clay can do better with steady moisture a short distance from the wall than with none at all. Pooled water at the wall is never the aim.

## What drainage can and cannot do

| Drainage can | Drainage cannot |
| --- | --- |
| Carry roof water away from the slab in solid pipe ([buried downspouts](https://reinirvingdrainagecompany.com/downspout-drainage/)) | Lift, level or stabilize a slab |
| Reshape the ground so it falls away ([regrading](https://reinirvingdrainagecompany.com/yard-grading/)) | Close cracks or reverse movement already done |
| Collect perched water with a shallow, set-back [French drain](https://reinirvingdrainagecompany.com/french-drain-installation/) | Stop movement caused by plumbing leaks under the slab |
| Catch surface water at low spots with a [catch basin](https://reinirvingdrainagecompany.com/catch-basins/) | Replace an engineer’s assessment |

One caution: a deep gravel trench right along a slab on expansive clay can dry that side faster than the others, the same unevenness the work is meant to prevent. Drains near a house are kept shallow or set back, and roof water travels in solid pipe. The [foundation drainage](https://reinirvingdrainagecompany.com/foundation-drainage/) page explains the full approach.

## When to see a foundation engineer first

If interior doors stick or will not latch, floors slope, sheetrock or brick cracks are widening, or gaps open around windows, have a licensed foundation engineer look at the house before drainage work begins. The engineer’s report can say whether drainage is part of the answer and what else is needed. Drainage removes a cause; structural repair is a separate job for a foundation contractor.

## A practical next step

Walk the house in or after rain and note where each downspout empties, which way the soil slopes and where beds hold water. Those notes, with photos, are enough to start a plan. ## Questions people ask

### What does linear extensibility mean on a soil report?

It is the soil survey's measure of how much a clay changes in length between wet and dry. A rating near 17 percent, as mapped for Ferris and Heiden clay in Las Colinas and Houston Black clay in east Dallas, sits in the high shrink-swell class.

### Can a tree near the house cause foundation movement?

It can contribute. A large tree draws moisture from the soil around its roots, so the side of a slab nearest the tree can dry and shrink more than the rest in a long dry spell. That uneven drying is the problem, not the tree as such.

### Will drainage work stop my foundation from moving?

It removes one of the causes you can control, water collecting at one side of the house. It does not stop movement driven by drought, trees, plumbing leaks or construction, and it does not undo movement that has already happened.
