Guide

The complete guide: where the water comes from, why Irving soils behave so differently, where water is allowed to go, and how to choose between grading, basins, French drains and pumps.

## Key takeaways

- Fix the source before the symptom: roof water, grade, sprinklers and neighbors cause most wet yards.
- Irving has two kinds of ground: clay at the surface (Las Colinas) and sand over clay (much of central Irving). They need different fixes.
- Every drain needs an outlet the law allows; settle that before choosing a drain.
- Short, intense storms, not annual rainfall, decide pipe sizes.

Fixing yard drainage comes down to three questions, asked in order: where does the water come from, how does it move through your soil, and where is it allowed to go. The answers decide whether a yard needs regrading, a catch basin, a French drain, buried downspouts, a pump or a mix of them. This guide from [Rein Irving Drainage Company](https://reinirvingdrainagecompany.com/) walks through each step with the figures that matter in Irving and the nearby cities.

## Step 1: find where the water comes from

Most wet yards have one or two main sources, and fixing them is often cheaper than building a drain to catch the result.

- **Roof water.** Each inch of rain on 1,000 square feet of roof is about 620 gallons, delivered to a few downspouts. A downspout dumping beside the foundation is the most common source of water at a slab. See [underground downspout drainage](https://reinirvingdrainagecompany.com/downspout-drainage/).
- **Grade.** Soil that slopes toward the house, flower beds built up above the lawn, and edging that holds water in a bed all send water to the wrong place.
- **Neighbors.** A higher lot, a new house on a raised pad, or a neighbor’s sprinklers can push water onto yours. Texas law has something to say about that; see [neighbor runoff in Texas](https://reinirvingdrainagecompany.com/guide/neighbor-water-runoff-texas/).
- **The street.** Water from the street can run up a driveway that slopes toward the garage. That is a [channel drain](https://reinirvingdrainagecompany.com/channel-drains/) question, and partly a city one.
- **Sprinklers and leaks.** A leaking valve or line can keep a patch of lawn wet with no rain at all. Check the water meter with everything off.
- **Groundwater.** Some low areas stay wet from below. The City of Irving built a subdrain on Wingren Drive in Las Colinas specifically to deal with groundwater, so it is not just a theory here.

The best evidence is watching the yard during a storm. Where does water enter, which way does it run, and where does it stop?

## Step 2: understand how your soil behaves

Irving soils fall into two broad kinds, and they behave in opposite ways.

| Area (USDA soil survey sample point) | What is in the ground | How water behaves |
| --- | --- | --- |
| Las Colinas, north Irving | Ferris and Heiden clay, about half clay particles, very slow to absorb water | Water sits on the surface and runs off; the clay swells when wet and shrinks when dry |
| Central Irving near Irving Blvd | About 15 in of loamy fine sand over sandy clay loam | Rain sinks in, then perches on the clay; the lawn stays soft for days |
| Plymouth Park | About 8 in of sandy loam over 45% clay | Same perched water, closer to the surface |
| Trinity and creek bottoms | Floodplain clay | Slow drainage and outlets that can sit higher than the yard |

These describe one sample point in each area, not every lot. A test hole a couple of feet deep shows where your clay starts and whether water seeps in from the sides. The [French drains in clay soil](https://reinirvingdrainagecompany.com/guide/do-french-drains-work-in-clay-soil/) guide explains why that changes the design.

Rainfall shapes the job too. The DFW area averages about 37 inches of rain a year, with May and October the wettest months. But drains are sized for bursts: NOAA’s Atlas 14 puts Irving’s 2-year storm at 1.77 inches in one hour and 3.95 inches in 24 hours, and the 100-year 24-hour storm at 9.34 inches. A system that copes with drizzle but not a one-hour burst will overflow at the worst moment.

## Step 3: decide where the water can go

Every fix ends somewhere. Settle the outlet before choosing a drain, because it often decides which drain is possible at all.

- **The street curb.** A pipe through the curb, called a curb core, is common but is work in the public right-of-way. University Park requires roof drainage to be piped through the curb or to the alley line. Coppell issued a residential curb core for yard drains as an engineering permit in 2022.
- **The alley.** Where a lot backs onto an alley, it is often the closest low point.
- **A swale.** A shallow grassed channel can carry water along a property line to the front or back.
- **A pop-up emitter.** A small lid in a lower part of the lawn releases piped water to the surface. It only works where the lawn keeps falling away from the house.
- **A pump.** Where no gravity outlet exists, a [sump](https://reinirvingdrainagecompany.com/sump-pump-drainage/) lifts water to one.
- **Not the neighbor.** Texas Water Code section 11.086 makes it unlawful to divert surface water in a way that damages another property. Grand Prairie also bars concentrating runoff onto an adjacent lot without an easement or a recorded release.

A dry well, a buried chamber that lets water soak into the ground, rarely works in Irving clay because the soil absorbs too slowly. The [dry wells in clay](https://reinirvingdrainagecompany.com/guide/do-dry-wells-work-in-clay/) guide explains when one might. For rules by city, see [drainage permits](https://reinirvingdrainagecompany.com/guide/drainage-permits-irving-dallas/) and [where a French drain can drain](https://reinirvingdrainagecompany.com/guide/where-does-a-french-drain-drain/).

## Step 4: choose the fix

With the source, the soil and the outlet known, the fix usually picks itself.

| What you see | Likely cause | Usual fix |
| --- | --- | --- |
| Water at the slab after storms | Downspouts and grade | [Buried downspouts](https://reinirvingdrainagecompany.com/downspout-drainage/) and [regrading](https://reinirvingdrainagecompany.com/yard-grading/) |
| A puddle in the same low spot | No fall to an outlet | [Catch basin](https://reinirvingdrainagecompany.com/catch-basins/) or regrading |
| Lawn soft for days, no puddle | Perched water on clay | Shallow [French drain](https://reinirvingdrainagecompany.com/french-drain-installation/) along the clay line |
| Water across a driveway or patio | Sheet flow on paving | [Channel drain](https://reinirvingdrainagecompany.com/channel-drains/) |
| Water arriving from a higher lot | Neighbor runoff | Interceptor drain or swale along the line |
| Wet low area with no lower outlet | Nowhere to drain by gravity | [Exterior sump](https://reinirvingdrainagecompany.com/sump-pump-drainage/) |
| An old drain that stopped working | Clog, crush, no fall or no outlet | [Drainage repair](https://reinirvingdrainagecompany.com/drainage-repair/) |

Many Irving yards need two of these on one line: buried downspouts and a catch basin sharing a pipe to the curb, for instance. That is what a [whole-yard drainage system](https://reinirvingdrainagecompany.com/yard-drainage/) is.

## Step 5: build it to last

Most failed drains fail for the same few reasons: no outlet, not enough fall, the wrong fabric in clay, or thin pipe that crushed. Good work avoids each one.

1. Request an 811 utility locate before any digging.
2. Shoot elevations so every pipe has steady fall to the outlet.
3. Use nonwoven fabric around clean stone in clay, and smooth solid pipe for roof water.
4. Put cleanouts at turns so lines can be flushed later.
5. Test with water before backfilling.
6. Restore sod and repair sprinkler lines along the trench.

## What it costs

A typical Dallas-area range for a standard exterior French drain is about $25 to $55 per foot installed. As national budgeting ranges, catch basins run about $500 to $1,500 each, buried downspouts about $150 to $350 each, and driveway or patio channel drains about $700 to $2,500. Regrading varies too much for a single range. The full breakdown is in [drainage cost in Irving](https://reinirvingdrainagecompany.com/guide/drainage-cost-irving/).

## Insurance, floodplains and when to call someone else

Standard homeowners policies generally exclude flood and do not pay to fix how a yard drains, so drainage is usually a maintenance cost. Water rising from a creek or the Trinity is a floodplain issue that no yard drain can stop; see [floodplain or drainage problem](https://reinirvingdrainagecompany.com/guide/floodplain-or-drainage-problem/). And if doors are sticking, floors slope or cracks are growing, a foundation engineer should look at the house alongside any drainage plan, because drainage removes a cause but does not repair movement.

## Living with it

After the work, check outlets after big storms, keep mulch and soil from burying grates and emitters, clean catch basins after leaf drop, and watch for ground that starts staying wet over a line. Those small habits keep a well-built system working for years. ## Questions people ask

### What is the first thing to check when a yard holds water?

Where the water comes from. Watch the yard during and after a storm, note where downspouts discharge and where water enters from neighbors or the street, and check the sprinkler system for a leak on a dry day.

### Is yard drainage a DIY job?

Small fixes such as extending downspouts, pulling soil and mulch back from the foundation, and clearing a clogged grate often are. Trenching to a curb, regrading a whole yard and anything near a slab on expansive clay are better planned with someone who can measure elevations and knows the local rules.

### How long should water stand after rain?

A well-drained lawn usually has no standing water a few hours after rain stops. Water that remains a day or more, or ground that stays soft for several days, points to a drainage problem.
